Qualifications-

~Must have a job with income that supports at least 2.5 times the rent, either combined or individually.

~Must have good rental history or purchase history.

~No evictions

~Complete background/credit/eviction check

~Any charges including Assault, Aggravated Assault, Anything with a deadly weapon, and any sexual charges will automatically disqualify you. All other charges are on a case by case basis.

Pet Policy

 

Spanish Oak Apartments

 

1. Selection Criteria:

   1. APPROVAL

Prior to accepting a pet for residency in this project, the pet owner must enter into a “PET AGREEMENT”. For the case of dogs and cats, proof must be given for annual rabies vaccination and city licensing if required. Proof of spaying or neutering is required upon pet move in. 

 

Tenant agrees that within 30 days written notice, these rules may be amended as Owner/Management deems necessary. 

 

1. Basic Guidelines

   1. The following types of common household pets will be permitted under the following criteria:

      1. Dogs:

• Maximum number of One -1

• Must be housebroken

• Must have annual rabies vaccination

• Must be under 25 LBS (Pounds)

Breeds not accepted include:

• German shepherds 

• Pit bull terriers

• Cane Corsos

• Rottweilers

• Staffordshire terriers

• Akitas

• Mastiffs

• Great Danes

• Doberman pinschers

• Siberian Husky

• Chow Chow

• Boxers

• Malamute

• Dalmatian

• Wolf Hybrid 

• Saint Bernard.

*All other breeds will be on a case by case basis*

 

(2) Cats:

• Maximum Number -One (1)

• Must have rabies vaccination annually

• Must be trained to the litter box

• Must be under 25 LBS (pounds)

(3) Birds:

• Maximum of- One (1)

• Must be maintained inside of cage at all times 

(4) Fish:

• Maximum aquarium size - 15 Gallons

 

*NO other kinds of pets may be kept by tenants on the premises of the Spanish Oak Apartments unless approved by Management. *
