Rental Qualifications/Disqualifications

Rental Qualifications

To be considered for tenancy, applicants must meet all of the following:

  1. Income

    • Monthly gross income must be at least 2.5× the rent (individually or combined).

    • Income must be verifiable with pay stubs, tax documents, or bank statements.

  2. Credit

    • Minimum credit score of 600.

    • Limited derogatory marks (no more than 2 accounts in collections, excluding medical).

  3. Rental History

    • No evictions within the past 5 years.

    • Favorable landlord references or proof of mortgage history.

  4. Criminal History

    • Applicants must pass a criminal background check.

    • Charges involving violence, weapons, sex offenses, or drug manufacturing will result in denial.

    • All other criminal records reviewed case-by-case.

  5. Application Requirements

    • Each adult (18+) must submit a complete application.

    • Valid government-issued photo ID required.

    • Incomplete or false information is grounds for denial.

  6. Move-In Requirements

    • Full payment of first month’s rent, security deposit, and any applicable fees is due at lease signing.

    • Homes may be held with NON REFUNDABLE payment.

Automatic Disqualifiers

Applicants will be automatically denied for any of the following:

  • Credit/resident score below 600

  • More than 2 non-medical accounts in collections

  • Active bankruptcy, foreclosure or pending eviction case

  • Unpaid balance to a previous landlord

  • Eviction within the last 5 years

  • Incomplete, falsified, or unverifiable application

  • Income below 2.5× rent or not verifiable

  • Criminal conviction involving:

    • Assault or aggravated assault

    • Weapons charges

    • Sexual offenses

    • Drug manufacturing or distribution

  • Registered sex offender status
