• We are very strict about rent being paid on time, you will be evicted and we will pursue judgements for non payment of rent.

• Innago is the best place to place a work order request, it notifies us immediately and we respond the fastest to it this way.  Innago is also the safest way to pay.  If for some reason you cannot make your payment on Innago you can pay by money order ONLY placed in a envelope with your home you rent on the outside and placed in the mailbox on the yellow wall at our office located at 1026 SW 6th, Amarillo Texas 79101.  Paying through the Mail Drop is NOT secure and we are not liable for lost or non received payments.  

• You are required to put ALL utilities in your name upon possession of the residence.If they are not placed in your name you will be charged the amount due plus a $20.00 convenience fee per bill, per month until put in your name.You are required to keep in good standing with the utility companies (water, gas, and electric); all utilities should be utilized as needed.Should you have a pipe burst inside the residence because you neglected to maintain warm temperatures YOU will be held financially liable for all repair/replacement costs.

• I will always respect your privacy and your home, I will never enter the residence uninvited without proper 24 hr notice with the exception of emergencies.

• Please don’t hesitate to notify us by maintenance request if something is wrong and/or needs fixed, we want you to be happy in your new home and we will be happy to fix any items that are inoperable.

• Your new home comes with at least one smoke detector and carbon monoxide detector; it is the tenant’s responsibility to maintain these detectors’ batteries.We recommend changing batteries every time change or 2x a year.

• There is absolutely NO SMOKING inside this residence, NO EXCEPTIONS, if found to be smoking inside residence you will be in breach of lease agreement and subject to immediate eviction and/or forfeiture of any security deposits.When smoking outside of residence cigarette butts should be properly discarded where they will not be a fire hazard or trash problem.
